Planning & Zoning Fee Definitions

Rezoning, first acre
Changing the zoning designation from one category to another, making it more suitable for a proposed development or potential sale. This is the fee for the initial 43,560 square feet of property proposed for the new designation.

Zoning Ordinance Text Amendment
Any proposed changes in the wording or definitions contained in the zoning ordinance. This is independent of rezoning requests, which are considered Map Amendments

Special Use Permits
Certain uses are allowed within various zoning designations if a special use permit is granted by the Planning Commission. This action would be used in lieu of a rezoning if the use desired is allowed with a SUP.

Planned Unit Development
Used when additional flexibility is needed in traditional design standards for a development, overriding the requirements of the underlying zoning designation. For an all residential PUD, the minimum size for application is 5 acres. There is no minimum size for a PUD with a commercial element.

Full Site Plan
Includes accurate dimensional information, utility locations (real and proposed), landscaping plan, structure elevations, and vicinity map

Major Amendment to Approved Plan
Once a site plan has been approved, any major changes proposed by the developer, including (but not limited to) changes in structural dimensions, landscaping, or building orientation.

Comprehensive Plan Amendment
Any changes, text or map related, to the adopted Comprehensive Plan land use descriptions and/or recommendations
