    Before beginning building or construction work, make sure that you have obtained all necessary permits. This helps to ensure that all work done within the City of Kalamazoo is done in accordance with building codes and results in a safe structure.

If your project requires Site Plan Review, site plans must be approved before applying for permits.

You will only need this once to enroll. After signing up, only the username and password you create will be needed to apply for permits or schedule inspections.

  • Building Board of Appeals

    The Building Board of Appeals & Construction Board of Appeals consider appeals regarding the requirements, determinations, and decisions made by the city's building, plumbing, mechanical, electrical and fire inspectors. These boards also grant variances to elements of the building and fire codes in instances where literal application of the code would result in exceptional practical difficulty. In granting variances, the board may approve alternate materials and methods of installation.

    To request a hearing, please complete the Board of Appeals Application for Hearing at least two weeks prior to the scheduled meeting you would like to be heard at.

  • Rental Property Registration & Certification Program

    To help ensure safe and sanitary rental housing within the City of Kalamazoo, all rental properties must be registered and certified by passing periodic inspections. Every rental property is subject to inspection including single family homes, multi-unit apartments, and hotels/motels renting rooms on a nightly basis. A standard Certificate of Compliance is good for 28 months; however property owners who meet certain criteria may be eligible for 40 or 52-month certificates. In addition to the periodic inspections, Housing Inspectors also respond to tenant complaints as needed.

  • Register a Rental Property

    Rental properties may be registered entirely online by clicking the button below. You may also complete a Application for Rental Registration and submit it by mail, This email address is being protected from spambots. You need JavaScript enabled to view it., or fax. City staff will review your application and contact you to schedule an inspection, typically within a few days.

  • Verify a Rental Property is Registered

    A list of registered properties is maintained on BSA Online. You can search by the property owner's name or the property address to verify if a property is certified.

  • Submit a Complaint about a Rental Property

    Submit a Service Request Form to file a complaint about a rental property. Whenever possible, tenants should provide written complaints to landlords before filing a complaint with the City. Fill out the Service Request Form and submit it online (please attach written documentation to your email), or by visiting Community Planning & Development Office at 415 E Stockbridge Ave, Kalamazoo, MI 49001.
  • Short-term Rentals

    The Zoning Ordinance designates short-term rentals as a commercial enterprise, which means they are only permitted in certain zoning districts. These would include rentals let by the night or week. Residential rental property typically has rental terms of 30 days or more. The city staff review online websites such as VRBO, Airbnb, and Homestay for short term rentals operating in the city.     Rental Registration Packet
    Current and potential and landlords are encouraged to review the Rental Registration Packet. The packet includes the rental registration program rules, responsibilities for renters and agents, an inspection checklist, guidelines for obtaining 40- or 52-month certificates, and other helpful information.

    Background Checks
    For a small fee, the Michigan State Police offer an instant background check on a prospective tenant, which covers the entire state of Michigan. A Rap Sheet can be requested through the Freedom Of Information Act, which will provide a list of local police contacts.

    Pre-sale Inspection for Residential Rental Property
    Property owners may request an inspection of a property to determine its qualifications for certification as a residential rental property. You can request an inspection by completing a Pre-sale Inspection for Residential Rental Property Form.
