We’re working to simplify and streamline the process of building new housing in Kalamazoo with Pre-Approved Housing Plans. These plans are designed to meet all local codes, fit on common city lots, and provide a variety of home styles that blend seamlessly into existing neighborhoods.

Pre-Approved Housing Plans are ready-to-use home designs that have already been reviewed for compliance with local building codes. This helps reduce the time and cost associated with designing and approving new homes. We offer plans for eight different types of housing, including:

  • Various sizes of two-story single-family homes
  • Three duplex configurations
  • A carriage house
  • A single-story cottage

Each floor plan includes multiple elevation options, allowing for visual variety even if similar homes are built next to each other. The designs also incorporate modern features and interior layouts while maintaining compatibility with Kalamazoo’s neighborhoods.

Step 1.Review and Select a Plan

Browse our Plan Catalog to review available floor plans and elevation options. Each plan includes details about square footage, layout configurations, and exterior designs.

Step 2.Confirm Your Lot and Zoning

Before proceeding, check if your lot meets zoning requirements. You can use the interactive zoning map to search for your property or click on a zone to see details.

Step 3.Prepare a Site Plan

In order to apply, you will need to provide a site plan showing where the building will be located, including set backs and underground utility information (you can get this by calling Miss Dig at 811). Your site plan does not need to be prepared by an architect or engineer. You can prepare it yourself, just be sure it includes the lot dimensions, the building dimensions, and the dimensions between the building and the property line.

Step 4.Apply Online

Submit an application online via BS&A to start the process. Enter your address in the application and then select "Pre-Approved Plan" as the permit type. Follow the instructions to complete and submit your application.

You must submit a site plan showing the building footprint on your lot. This ensures compliance with zoning setbacks and placement rules. A professional site plan may be required at your expense. You can upload this as part of your application in BS&A.

Step 5.Pay Your Permit Fee

The permit fee covers the building permit, water and sewer service connection, and inspections for occupancy certification. Costs vary by design and additional fees may apply if extra inspections are needed. Note: Specialty trade permits (electrical, plumbing, HVAC) must be obtained separately by licensed professionals. These costs are typically included in contractor bids but can be reviewed online. As the applicant, you do not need to apply separately for other construction permits.

Note: Before your permit is issued, you need to confirm structural compliance. This can be done by obtaining shop drawings from a lumber yard/truss manufacturer or submitting a stamped drawing from an architect.

Step 6.Approval & Construction

Once your application is submitted and fees are paid, the city will review your application and schedule any necessary utility inspections. Utility inspections typically take 2-3 business days. Most applicants receive approval to begin construction within 1-2 weeks, provided no technical conflicts arise.
