Rental Certificate Guarantee Guidelines

The City of Kalamazoo guarantees rental property owners the ability to earn a 40- or 52-month certificate of compliance if inspections are scheduled according to the guidelines and inspection schedule below.

  • The guarantee will be void if more than one reinspection is needed, or if the property owner reschedules an inspection (you may still be able to earn a 40- or 52-month certificate if more than one reinspection is needed, but there is no guarantee). 
  • If a reinspection is needed, schedule it within 10 days of your first inspection.
  • If the owner has not updated their mailing address, the courtesy notice may not be received. It is the owner's responsibility to know when their certificate is expiring and schedule inspections whether the courtesy notice is received or not.
  • If a reinspection is needed, schedule it within 10 days of your first inspection.
  • All inspection rules must be met
  • Only renewing certificates are eligible. Properties must have had two consecutive 40-month certificates with no conditions on the certificate, no appearance tickets or enforcement letters during the most recent period, and meet specified violation limits.
